A. APPLICATION
The Application consists of three pages - the Rental Application General Terms, the Rental Application Schedule of Basic Terms and the apartment credit servicing company form, which is used in obtaining your credit report and verifying your present housing information, employment and income.
B. APPLICATION/RESERVATION FEE
A non-refundable Application Fee to cover cost of credit check of $35 and a Reservation Fee of $100 will be due upon signing application. The Reservation Fee will be refunded in full to the applicant(s) if the applicant(s) decides not to take the apartment within 3 days of receipt of application or the application is not accepted for credit reasons. The Reservation Fee will be applied to the Security Deposit/Security Deposit Waiver at lease signing and balance of the Security Deposit/Security Deposit Waiver is required within 30 days after notification of credit approval.
C. AFTER APPROVAL
(a) Sign: Lease and Riders.
(b) Pay: Security Deposit/Security Deposit Waiver (less the $100.00 Reservation Fee); and $100.00 Electric Deposit.
(c) Parking Registration.
Security Deposit/Security Deposit Waiver:
English Village Apartments will require a Security Deposit of one month’s rent with good credit or residents may choose a Security Deposit Waiver of $250.00 with good credit and a one year lease.
D. PRIOR TO MOVE-IN
(a) Pay first full month’s rent and any pro-rated rent for an initial partial month.
(b) If applicable, pay the non-refundable Pet Registration Fee and the first month’s pet charge.
(c) Pay the first payment of any additional monthly charges, if applicable.
E. ADDITIONAL INFORMATION
(a) Pets. Will permit two pets per apartments; two dogs (25 pounds or less) or one dog and/or one cat or two cats, no more then two pets per apartment. Pet charges are $30/mo. for one pet and $60/mo. for two. Tenant will be required to pay a non refundable Pet Registration Fee of $250.00 is due at lease signing.
F. SHORT TERM LEASES/FLEXIBLE LEASE OPTIONS
(a) Furnished Apartments. If you desire a furnished apartment, we
offer furnished one bedroom or two-bedroom units, with a six month
minimum term.
(b) Short Term Lease of One or Two-Bedroom Unfurnished Apartment.
If you desire to rent an apartment for less than one year, we offer
a six month minimum term for either a one or a two bedroom apartment.
There is an additional fee over the base rent for the short term.
If you renew the Lease after the initial six month term for at least
six additional months, you will receive a credit towards your rent
in the twelfth month of your tenancy, so that your rent for the year
is equal to an original one year lease.
(c) Flexible Lease Options: Six Month Lease.
For an additional fee paid during the application period, you will
have the right to terminate an initial six month Lease early, but
no earlier than the end of the third month. Requirements include
signing a Lease Rider, an additional premium during the initial
six month term, and 30 days’ prior written notice. If you
do not exercise this option and renew for at least six additional
months, you will receive a credit toward your rent in the twelfth
month of your tenancy, so that your rent for the year is equal
to an original one year lease.
G. HOUSE BUYER RIDER
For those tenants who have purchased a house and are awaiting settlement or are looking to buy a house, this rider can be added to a one or two year lease for a fee of $250 at lease signing. The rider will allow early termination of the lease, at tenant’s option, as of the end of any month (or the 15th of the month in the event the lease runs from the 15th) following the actual date of documented settlement on the house, by payment of a fee of $500 and forfeiture of the Security Deposit. This option of early termination can be used at anytime following the first six months of the lease term, provided the tenant is current in all lease obligations.
H. LOSS OF INCOME AND JOB TRANSFER RIDER
For protection against job loss or job transfer, this rider can be added to a one or two year lease for a fee of $250 at lease signing. The rider will allow early termination of the lease, at tenant’s option, as of the end of any month (or the 15th of the month in the event the lease runs from the 15th) following the actual date of documented job loss or job transfer to a location outside of normal commuting distance (not the date of a prior notice thereof), by payment of a fee of $500 and forfeiture of the Security Deposit. This option of early termination can be used at anytime during the lease term, provided the tenant is current in all lease obligations.
