A. APPLICATION.
The Application consists of three pages - the Rental Application General Terms, the Rental Application Schedule of Basic Terms and the apartment credit servicing company form, which is used in obtaining your credit report and verifying your present housing information, employment and income.

 

B. WHAT YOU NEED TO PROVIDE WITH APPLICATION.
(a) Application Fee. When you submit a completed Application, we require an Application Fee of $35.00 per person, $50.00 per married couple. The Application Fee is non refundable.

(b) Reservation Fee. A Reservation fee of $150.00 per apartment is required when submitting the application, which will hold an apartment during the approval process. Once you have been approved, signed the Lease and paid the required security deposits and fees, the full Reservation Fee will be applied towards your security deposit.

(c) Income. To facilitate approval, we request you submit proof of current income in the form of two recent pay stubs. If you do not receive a salary, submit the most recent tax return and offer letters, as appropriate, verifying any income.

 

C. WITHIN SEVEN (7) DAYS OF APPROVAL:
(a) Sign: Lease and Riders.

(b) Pay: Security Deposit (less the $150.00 Reservation Fee); and $100.00 Electric Service Deposit.

(c) Parking Registration: Complete form for any car to be parked at English Village.

 

D. PRIOR TO MOVE-IN:
(a) Pay first full month’s rent and any pro-rated rent for an initial partial month.

(b) If applicable, pay the non-refundable Pet Registration Fee and the first month’s pet charge.

(c) Pay the first payment of any additional monthly charges, if applicable.

 

E. ADDITIONAL INFORMATION
(a) Pets. We permit one dog per apartment, 35lb limit and restrict certain breeds or one or two cats (must be spade or neutered and de-clawed). Registration requirements include a $250.00 non-refundable fee and a $30.00 per month charge for one dog or one cat, or a $50.00 per month charge for one dog and one cat or two cats.

 

F. SHORT TERM LEASES/FLEXIBLE LEASE OPTIONS.
(a) Furnished Apartments. If you desire a furnished apartment, we offer furnished one bedroom or two-bedroom units, with a six month minimum term.

(b) Short Term Lease of One or Two-Bedroom Unfurnished Apartment. If you desire to rent an apartment for less than one year, we offer a six month minimum term for either a one or a two bedroom apartment. There is an additional fee over the base rent for the short term. If you renew the Lease after the initial six month term for at least six additional months, you will receive a credit towards your rent in the twelfth month of your tenancy, so that your rent for the year is equal to an original one year lease.

(c) Flexible Lease Options: Six Month Lease.
For an additional fee paid during the application period, you will have the right to terminate an initial six month Lease early, but no earlier than the end of the third month. Requirements include signing a Lease Rider, an additional premium during the initial six month term, and 30 days’ prior written notice. If you do not exercise this option and renew for at least six additional months, you will receive a credit toward your rent in the twelfth month of your tenancy, so that your rent for the year is equal to an original one year lease.

 

G. IF YOU BUY A HOUSE
Provided your initial term is at least one year and you sign up for this option during the application period, you will have the right to terminate your Lease early, but no earlier then the end of the sixth month. Requirements include signing a Lease Rider, being current on your obligations, providing proof of the settlement date and at least 60 days notice, accompanied by a fee equal to your then current rent.

 

H. IF YOU RELOCATE DUE TO JOB TRANSFER BY YOUR EMPLOYER
Provided your initial term is a least one year and you sign the option during the application period, you will have the right to terminate the Lease early, but no earlier that the end of the sixth month. Requirements include signing a Lease Rider, being current on your obligations, providing written proof from the company where you are currently employed, the date of the job transfer and at least thirty days written notice and accompanied by a fee equal to your then current rent.
